What do you expect from your Estate Agent? You’re thinking of selling and have invited estate agents to view and value your property. Luckily you live in an exceptional area and your property is sure to be popular when it hits the market. But how can you ensure you are instructing the right agent and getting the level of service your home deserves? Firstly, don’t be fooled by agents suggesting sky high asking prices with the lowest commission rates. Whilst this might seem like a win-win on the surface, as with anything in life if it looks too good to be true, it almost certainly is. Many agents have targets to achieve and it’s possible they may be suggesting unrealistic prices in order to secure your business. Ask the following questions to filter out the good agents from the bad: • Can you guarantee all viewings will be accompanied? • Do you offer Sunday and ‘out of hour’ viewings? • Will I be assigned a personal agent that’s available 7 days a week? • Have you similar properties in my area? You might be surprised by some of their answers (for the record ours are all ‘YES’). Importantly avoid signing a long term contract with any agent. If they fail to perform as promised you will be tied in and unable to switch to a more proactive agent. In addition, look for an agent that is empathetic to you unique situation and will be able to guide you through the sales process from start to finish to substantially reduce the stress that moving involves. Benefits of Instructing a Sole Agent If you’re not familiar with the pros and cons of instructing a sole agent versus a multi agent agreement this sheet should help clear up some of the technicalities. There are generally two types of agreement where more than one agent is involved: Multi-Agency This is a ‘first past the post’ deal. The commission is paid to whichever agent sells your home. On the surface the competition might seem like an incentive for agents to work hard to sell your home. However, listing with multi-agencies can lead to confusion both for the seller and buyers. Your property can also be at risk of appearing ‘suspicious’ to potential buyers when listed with multiple Agencies. Joint Sole Agency This arrangement means commission is shared between both agents no matter who sells the property. Commonly this leads to a lack of motivation for both parties as they seek to profiteer off the back of one another’s work. The danger here is both agents sit back relying on the other to do the work. Leaving your property at the bottom of the pile. In both instances commission rates are typically at least 1% higher than with a Sole Agency agreement. Sole Agency Agreements = lower commission, harder work and a quicker sale.
